Houston systems put in more runtime in a single year than a lot of equipment does in two somewhere up north. That constant load means dirty coils, weak capacitors, and low refrigerant sneak up quietly until the day the system can't keep up. The condenser coil outside is the piece that suffers most in our climate. Cottonwood, grass clippings, and dust pack into the fins and choke off heat rejection, which drives up head pressure, raises your electric bill, and shortens compressor life. We wash the coil, clear the fins, and check that the unit is actually dumping heat the way it should.
Inside, we pull and inspect the evaporator coil and blower, test the capacitor and contactor for wear, and flush the condensate drain, which loves to clog with algae in our humidity and back up into an attic pan. We also check refrigerant charge and temperature split so you know the system is moving the heat it's supposed to.
A well-maintained system runs cheaper and lasts longer, and that matters most where the AC runs eight or nine months a year. Catching a failing $30 part in April is a lot better than an emergency call, and a sweltering house, in the middle of August.
